What is your minimum stay?

We have a 5 nights’ minimum stay.

Is the cleaning service included in the price?

The cost of cleaning when you leave is included in the price. You may pay for additional cleanings if you like.

Do you accept pets?

No we do not accept pets.

What is the damage protection fee?

There is no damage deposit, however, we do charge a fee to provide cover for minor damages. Guests will be responsible for any major damages caused, and we ask that they are reported immediately to the management company so repairs/replacements can be actioned promptly.

When do I receive check-in information?

You will receive check-in information by email 2 weeks prior to your arrival date. In the check-in information, we will include address and driving directions, a code to the keypads on our door, the alarm code, code for community gate and other helpful information.

What is provided?

Our home is fully equipped including all cookware, linens, and towels. We also provide complimentary Wi-Fi, Cable TV, Hair dryers, washer and dryer, and a BBQ!

What is your cancellation policy with bookings?

Cancellations made up to 60 days prior to the arrival date will incur a penalty charge of the initial deposit. Cancellations (or changes that result in a shortened stay) that are made within 60 days of the arrival date, will incur charges as detailed below:

Cancellation Charges:

70+ days prior to the date of arrival: Deposit only 35+ days prior to the date of arrival: 50% of payment Less than 35 days prior to the date of arrival: 100% of payment

What are the check-in and check-out times?

Check-in time is 4:00pm and Check-out time is 10:00 am. Early check-ins, or late departures can be arranged by prior approval, and subject to availability, but will incur an additional charge of £50

What are the maximum occupancy rules?

Maximum occupancy is 14 adults. Infants under 2 are not included


Pool Safety Notice

Children must be supervised by a responsible adult while in the deck/pool area. There is a net fencing to ensure the pool is not accessible to children without removal. Glass/crockery is not allowed by the pool so unbreakable mugs/plates are provided.

 

Recommendations

It is advisable that Travel Insurance, which carries protection against delays and cancellations, covers luggage/ personal belongings and has adequate medical insurance (for the U.S.A,) is taken out by all guests. The guests are expected to take responsibility for the property during their stay by ensuring the security alarm is activated, and all doors and windows are locked whenever the property is unoccupied.

We also respectably request that guests do not move large pieces of furniture in the property


Rental Agreement and Policies

This vacation rental contract is an agreement between Owners and you, the Guests. This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is accepted by the Homeowner.

1. CHECK-IN TIME IS AFTER 4 P.M. CHECK-OUT IS 10 A.M. There are no refunds for early departure.

2. 5 nights minimum stay.

3. NO MAID SERVICE included - Rates include a one-time linen-towel setup and cleaning the day of departure. While linens and bath towels are included in the house, daily maid service is not included in the rental rate, however, additional cleanings are available at an additional rate.

4. This is a NON SMOKING property A £350 penalty will be charged if we find evidence of smoking inside the property.

5. PETS are not permitted. A £350 penalty will be charged if we find evidence of pets at the property.

6. The Renter must be 18 years of age to book this rental property.

7. Guests will leave the premises in good and habitable condition. Leave it as you found it please. Guests will be responsible for paying for any major damages caused during their stay or missing items.

8. Guests shall behave in a civilized manner and shall be good neighbours, respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature may be grounds for immediate termination of this agreement and Tenants shall be evicted and then immediately vacate the premises. Quiet hour starts at 9 PM. Tenants will not park in the road or in front of other homes.

9. House Activities – No candles are to be used at any time. No parties/gatherings are allowed without consent.

10. Guests agree to use and occupy the leased property at their own risk and hereby indemnifies Owner/Operator from all claims from any injury or death of any person or for the loss of or damages to any property of guests, or other third parties. Owner will not be responsible for accidents or injury to guests or for loss of their money, jewellery or valuables of any kind.

11. MAXIMUM OCCUPANCY - The maximum number of guests is limited to 14 persons

12. Owner reserves the right to terminate a reservation at any point. Tenant will not create a nuisance or excessive noise that interferes with the peace and quiet of the neighbourhood Any reservation obtained under false pretence will be subject to forfeiture of payment, and the party will not be permitted to check-in.

13. This property is privately owned; the owners of the property (“Owners”) are not responsible for any accidents, injuries or illness that occurs while on the rental premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting the reservation, you agree to release Owners (and all of their partners, employees, officers, agents, representatives), and agree to indemnify them against, and hold them harmless from and against, any and all injuries, liability, claims, demands, causes of action, costs (including attorneys' fees), to or by you, or to any other person you bring onto the rental premises or to any third person, that arise from, with respect to, are in any way related to or in connection with, directly or indirectly, your presence, rental, occupation or use of the property premises; whether or not caused, in whole or in part, due to the sole, joint or concurrent negligence or gross negligence of the owners.
